If you are interested in one of our advertised Greater Manchester properties we will arrange a viewing at a time to suit you (subject to the Landlord and/or current Tenants permission). A member of QuaLETy Ltd staff will meet you at the property at your arranged viewing time, so that we can provide you with any specific advice and answer any questions you may have.
Once you have decided you would like to rent one of our properties we will request payment of a Holding payment equivalent to one weeks rent in accordance with legislation.
We would then require a Tenancy Reference Application form to be completed. This collects information about applicants previous addresses, current employers etc. We will also request right to rent information in accordance with current legislation including proof of ID and a recent utility bill for applicants current address).
All applications remain subject to contract until the landlord has confirmed his acceptance.
We will always follow up on references. These checks include a full credit report, employer reference, your bank / building society, current and former Landlord reference. If a Tenant is unable to meet the required income or credit checks there are two possible alternatives:
All rents are quoted on a per calendar month basis. In addition the Tenant is responsible for Council Tax, Water Rates, Gas, Electricity, Television License, Satellite, Cable and Telephone costs, unless otherwise stated.
All rents must be paid by standing order only - you will be given details of the bank account for payment and asked to set up a standing order with your bank.
Note: The first month's rent and security deposit are due before taking occupation of a property and should be received as cleared funds by Bacs, Cash or Bankers Draft, made payable to QuaLETy Ltd.
In addition to the first month’s rent a security deposit (or 'bond') is required prior to occupation. The security deposit is equal to one month's rent or 5 weeks rent.
The Security Deposit will be deposited with a Tenancy Deposit scheme as required by the Housing Act 2004. QuaLETy Ltd will advise which scheme holds the Security Deposit within thirty days of the payment date.
At the end of a tenancy the deposit will be returned to you in accordance with the Tenancy Deposit scheme terms and conditions.
We will arrange to meet at an agreed time at the property to complete Checkin. All monies due (i.e Security Deposit and Rent) will need to be paid in full prior to the checkin appointment.
All named Tenants (over 18 years of age) are required to read and sign the Tenancy Agreement along with the inventory receipt and other tenancy documentation. Once the documents are signed then the keys to the property will be handed over.

The property inventory / schedule of condition is a legal document and should be carefully checked within 7 days of the commencement of your tenancy. If you do not agree with any entries on the inventory then please mark your changes clearly on your copy and contact QuaLETy Ltd to discuss any findings with us. We will then arrange to meet with you to agree to the amended inventory and sign it off.
If we do not receive a signed copy of the inventory within 7 days of commencement of the tenancy then it will be assumed that you are in complete agreement with its contents. Note: The inventory / schedule of condition will be used by QuaLETy Ltd and/or the Landlord when assessing the condition of the property at the end of your tenancy/checkout.
Towards the end of the tenancy term either the Landlord and/or QuaLETy Ltd will contact you to check whether you wish to continue living in the property. If you wish to stay we will agree this with the landlord and your contract will then become a contractual periodic month-by-month tenancy, or you may wish to sign a new AST for 6 months. If you wish to leave the property at the end of the tenancy term then we will agree a time to complete the checkout process.
