If you are interested in one of our advertised Greater Manchester properties we will arrange a viewing at a time to suit you (subject to the Landlord and/or current Tenants permission). A member of QuaLETy Ltd staff will meet you at the property at your arranged viewing time, so that we can provide you with any specific advice and answer any questions you may have.

Application to Rent Property in Greater Manchester

Once you have decided you would like to rent one of our properties we need to complete the QuaLETy Ltd Tenancy Reference Application form. This collects information about your previous addresses, current employers etc. (you will need to provide proof of ID and a recent utility bill for your current address).

There is a small, non-refundable charge of £69 per tenant for the processing of this application/reference form. There is also a possible £39 guarantor referencing charge if a tenant fails referencing, however the first guarantor on any one property is free if submitted at the same time as the tenancy application(s).

All applications remain subject to contract until the landlord has confirmed his acceptance.


We will always follow up on your references. These references include a full credit check, your employer, your bank / building society, any former Landlord and a character reference. If a Tenant is unable to meet the required income or credit checks there are two possible alternatives:

  1. The Tenant may have a Guarantor agree to underwrite any rent liabilities. The Guarantor will be fully referenced and must be over the age of 18, own their own home and in full time employment, with no adverse credit history themselves.
  2. The Tenant may pay the full six months rent in advance, plus the standard deposit / security bond. Under these circumstances all monies will be held in a non-interest bearing Client account and rent will be paid to the Landlord, on your behalf, on a monthly basis. This option is subject to money laundering checks under the new legislation.


All rents are quoted on a per calendar month basis. In addition the Tenant is responsible for Council Tax, Water Rates, Gas, Electricity, Television License, Satellite, Cable and Telephone costs, unless otherwise stated.

All rents must be paid by standing order only - you will be given details of the bank account for payment and asked to set up a standing order with your bank.

Note: The first month's rent and security deposit are due before taking occupation of a property and should be received as cleared funds by Bacs, Cash or Bankers Draft, made payable to QuaLETy Ltd.

Security Deposit / Bond

In addition to the first month’s rent a security deposit (or 'bond') is required prior to occupation. The security deposit is equal to one month's rent or one and a half month's rent - some Greater Manchester properties may require an extra deposit if they accept pets.

The Security Deposit will be securely deposited in line with the Tenancy Deposit scheme introduced by the government in the Housing Act 2004. QuaLETy Ltd will advise you which scheme holds your Security Deposit within thirty days of the payment date.

At the end of a tenancy the deposit will be returned to you in accordance with the Tenancy Deposit scheme.

Commencement of Tenancy

All named Tenants (over 18 years of age) are required to read and sign the Tenancy Agreement and all monies due (i.e Security Deposit and Rent) will need to be paid in full. You are also required to sign a Standing Order Mandate for subsequent rent payments.

On receipt of a signed tenancy agreement, standing order mandate and cleared payment of your security deposit and rent, QuaLETy Ltd will check you into the property. At this time you will be given the keys to the property, together with a property inventory / schedule of condition and the prescribed information for your deposit.

You may pay the security deposit by:

  • Cash – On the day you collect the keys
  • Bankers Draft - made payable to QuaLETy Ltd. on the day you collect the keys
  • Bacs – The funds must be cleared funds to QuaLETy’s bank account prior to collecting the keys.

Inventory / Schedule of Condition

The property inventory / schedule of condition is a legal document and should be carefully checked within 7 days of the commencement of your tenancy. If you do not agree with any entries on the inventory then please mark your changes clearly on your copy and contact QuaLETy Ltd to discuss any findings with us. We will then arrange to meet with you to agree to the amended inventory and sign it off.

If we do not receive a signed copy of the inventory within 7 days of commencement of the tenancy then it will be assumed that you are in complete agreement with its contents. Note: The inventory / schedule of condition will be used by QuaLETy Ltd and/or the Landlord when assessing the condition of the property at the end of your tenancy/checkout.

End of Tenancy Term

Towards the end of the tenancy term either the Landlord and/or QuaLETy Ltd will contact you to check whether you wish to continue living in the property. If you wish to stay we will agree this with the landlord and your contract will then become a periodic month-by-month tenancy, or you may wish to sign a new AST for 6 months. If you wish to leave the property at the end of the tenancy term then we will agree a time to complete the checkout process.

Check-out Process

Towards the end of your tenancy term please contact us to book a check-out appointment

  • The property needs to be clean and free of all your possessions/belongings in readiness for the appointment - failure to do this could lead to the appointment having to be rebooked and additional fees being incurred
  • A QuaLETy Ltd representative or the Landlord will meet you at the property at a pre-arranged time to perform the checkout process. The inventory and schedule of condition of the property will be checked and any obvious or significant discrepancies will be reported - this report will indicate whether, in our opinion, the deterioration outlined is considered fair wear and tear. Utility meter readings will also be taken
  • You will also be required to provide QuaLETy Ltd with a forwarding address as part of the check-out process
  • Repayment of the deposit: the amount returned will depend on any damage incurred and noted during the checkout inventory in accordance with the Tenancy Deposit scheme introduced by the government in the Housing Act 2004.


  • Referencing fee £69.00 per tenant
  • Guarantor fee £39.00 (although the first guarantor on anyone property is free if submitted at the same time as the tenant referencing)
  • Checkout fee £60.00 per tenant
  • Missed appointment fee £35.00 (charged in the event of not being ready for check-out and the appointment having to be rebooked).  This may also incur additional rent payments
  • Holding fee £200 (charged in the event that an applicant wishes to hold the property for longer than a week).  The fee forms part of the first months rent when the applicant moves in but is non refundable if they withdraw for any reason.
  • Keys - If we have to let someone into their property, however accidently caused, there will be a charge of £20 and double this amount if it is a bank holiday or after midnight.
  • Keys - Replacement keys are £15 in addition to the above.

  • The grievance will be acknowledged within 3 working days and then investigated thoroughly in accordance with established “in-house” procedures.  A formal written outcome of the complaint will be sent to you within 21 days.  If we require longer than this timescale we will advise you in writing and confirm our revised response date.
