If you are interested in an advertised Greater Manchester property - we will arrange a viewing at a time to suit you (subject to Landlord and/or current Tenants permission). A member of QuaLETy Ltd staff will meet with you at the property viewing time so that we can provide you with any specific advice and answer any questions you may have.
Once you have decided on a property, we need to complete the QuaLETy Ltd Tenancy Reference Application form. This collects information about previous addresses, current employers etc. You will need to provide proof of ID and a recent utility bill for your current address.
There is a small charge of £51 for the processing of the application/reference form. This charge is per tenant and non refundable. There is no charge for the first guarantor on any property if processed at the same time as the tenancy applications. Additional guarantors are charged at the tenant rate.
All applications remain subject to contract until the landlord has confirmed his acceptance.
We will always follow up your references. These references include a full credit check, your employer, your bank / building society, any former Landlord and a character reference. Where a Tenant is unable to meet the required income or credit checks, there are two possible alternatives.
All rents are quoted on a per calendar month basis. In addition, the Tenant is responsible for Council Tax, Water Rates, Gas, Electricity, Television Licence, Satelite, Cable and Telephone costs unless otherwise stated.
All rents must be paid by Standing Order only. You will be asked to complete a Standing Order Mandate on commencement of the tenancy.
Note: The first month's rent - plus security deposit - will be due before taking occupation of the property - this should be paid by Cash or Bankers Draft made payable to QuaLETy Ltd.
In addition to the first months rent, a security deposit (or 'bond') is required prior to occupation.
The security deposit is equal to one and one half month's rent. Some Greater Manchester properties may require an extra deposit to allow pets to stay. The Security Deposit will be deposited in line with the Tenancy Deposit scheme introduced by the government in the Housing Act 2004. QuaLETy Ltd will advise you which scheme holds your Security Deposit within fourteen days of the commencement date.
At the end of a tenancy, the deposit will be returned in accordance with the Tenancy Deposit scheme.
All named Tenants [over 18 years of age] are required to read and sign the Tenancy Agreement and all monies due [ie: Security Deposit and Rent] will need to be paid in full.
You are required to sign a Standing Order Mandate for subsequent rent payments.
On receipt of a signed tenancy agreement, standing order mandate and cleared payment of your security deposit and rent, QuaLETy Ltd will check you into the property and give you the keys to the property together with a property inventory / schedule of condition.

The property inventory / schedule of condition is a legal document and you should carefully check and return a signed copy of it to QuaLETy Ltd within 7 days of the commencement of your tenancy. If you do not agree with any entri es on the inventory then please mark your changes clearly on the returned copy. Please contact QuaLETy Ltd to discuss any queries with us.
If we do not receive a signed copy of the inventory within 7 days of commencement of the tenancy then it will be assumed that you are in complete agreement with its contents.
Note: The inventory / schedule of condition will be used by QuaLETy Ltd and/or the Landlord when assessing the condition of property at the end of your tenancy.
Towards the end of the tenancy term either the Landlord and/or QuaLETy Ltd will contact you to check whether you wish to continue in the property. If you wish to stay on, then we will agree another AST. If you wish to leave the property at the end of the tenancy term then we will agree a time to complete the check out process.
It is most important that all cleaning has been completed prior to this time and that all personal items have been removed. A QuaLETy Ltd representative or the Landlord will meet you at the property at a pre-arranged time to perform the checkout process. The inventory and schedule of condition of the property will be checked and any obvious or significant discrepancies will be reported. This report will indicate whether, in our opinion, the deterioration outlined is considered fair wear and tear. Utility metering readings will be taken and agreed.
Repayment of the deposit - The amount returned will depend on any damage incurred and noted during the check out inventory and in accordance with the Tenancy Deposit scheme introduced by the government in the Housing Act 2004.
You will also be required to provide QuaLETy Ltd with a forwarding address so that your initial security deposit [less any agreed deductions] can be forwarded on to you.
